House Rules

  • A signed contract including the following rules will be require prior to all rentals.
  • Extra towels and linens are provided in each room however they are the responsibility of the tenant to launder.
  • Dishes should be washed immediately after use and put away or in dishwasher
  • Tenant shall maintain the unit rented to him/her clean and free of accumulations of garbage and trash at all times
  • Garbage and trash shall be disposed of in containers located in the garage designated for this purpose. Blue containers are for plastic, black and tan for household garbage, the large paper bag is for paper, the plastic container without a lid is for broken down cardboard, and the plastic trash can without a lid is for glass.
  • A vacuum is in the study closet; whenever used please empty each time in the provided garbage pail or garbage can in the garage.
  • Turn off lights when leaving a room
  • No overnight guests, parties or events
  • Check in time is 1:00 PM-4:00 PM & check out time is 11:00 AM
  • Lost keys $10 each
  • Tenant shall refrain from playing any musical instrument, radio, music system, entertainment system ,or television set at a volume which causes disturbance to other residents.
  • Quiet hours are between 10:00 PM and 5:30 AM
  • Tenant is responsible for keeping his rental unit secure. Except to the extent provided by law, landlord is not responsible for the illegal acts of others, including burglary or theft.
  • Landlord does not provide insurance coverage. Tenant is solely responsible for securing such insurance, including insuring the contents of his/her unit, as he/she deems prudent.
  • Guests are liable for any loss, damage, and/or personal injury they cause or incur at the premises. We cannot and will not accept responsibility within the premises or on the property.
  • During absences by tenant, landlord and their agents will provide access to no other persons, known to tenants and landlord or not, unless expressly requested to do so buy tenant in writing. This shall not constitute any undertaking by, or confer any duty upon, landlord or their agents to provide such access at any particular time.
  • Tenant shall immediately notify landlord if any door or window lock or bar in his/her unit becomes un-serviceable.
  • Tenant shall notify landlord of any extended absences (more than three days) from the premises.
  • Tenant shall not use or store gasoline, cleaning solvents, or other combustible substances in the rental unit, or any parking or storage spaces provided in connection with his occupancy of the unit.
  • Tenant shall not use barbecues, grills, or other outdoor cooking equipment indoors or use them outdoors in such a way as to create a fire hazard or substantial risk of damage to the rental unit or common areas.
  • Report any problems of damages immediately
  • Tenant shall make no modifications or alterations to the rental unit. Decorations may not be installed. Window coverings will remain as is with no addition. Under no circumstances shall aluminum or other metal roil newspapers, or any other such substance be used as a window covering
  • Damage to linens due to fake tans or hair color will result in cost of replacement charges to your account. You may bring your own linens if you believe this may be an issue.
  • Pillow shams are for decorative purposes only and extra pillows are located in the closets.
  • Costs of clearing plumbing stoppages, or repairing damage to the rental unit or appliances supplied there within, which are the result of negligence or misuse by tenant shall be charged to tenant and be payable upon demand.
  • The thermostat is set to a neutral temperature for the comfort of all and should not be adjusted randomly to suit each individual guest.
  • Tenant shall use only his/her assigned parking space, and use it for parking only. No vehicle, as that term is defined under state law may be parked anywhere but in the designated parking space.
  • No car washing, changing of oil or other vehicle fluids, installation of oil or other vehicle fluids, or vehicle repairs of any kind or description shall be conducted on the premises, the common areas, parking areas or driveway.

NOTIFICATIONS:

This is a working horse farm. In the summer heat days may begin at 5:30 AM. Farm life can present some outside noise. Horses are not play things. DO NOT go in fields or barn without permission.

Must climb stairs.

Payment of rent is due monthly. (cash PREFERRED)

You will receive two copies of these rules at check in, one for your reference and one to be signed, dated, and returned signifying your understanding and acceptance of these rules.
